We have a 30 year fixed mortgage at 5.5% (the lowest available at the time we got our loan. This way, we can pay extra payments on the principal when we want to but are not tied down to doing so. We did not get any tax credit as we were not first time homebuyers. The main thing is that we got a place to move directly into instead of having to rent for a while then move all our stuff to a new home when we moved from another state to this state.
